* Special note on Cottage style garden offices

 

The ‘cottage style’ concept is of a low office which allows for a steeply pitched roof (45 degrees) whilst still keeping within the 4 m height so that it can be erected without planning permission (in most cases).  A steeply pitched roof alters the visual balance to make the roof far more prominent  than with most other garden offices.

This style, although visually very appealing, imposes certain limitations. 

  1. internally the side walls are only 1650 mm tall before the roof begins.  However, a tall person can still stand close to the wall because the roof is so steeply pitched.
  2. because the side walls are low the door has to be in the gable end OR the door can be made specially at extra cost and you have to stoop to enter (We have done this and it is very effective).
  3. to avoid having to seek planning permission the maximum width of the office is 2.48 metres. (internally about 2.22 metres).
  4. eaves height about 1800 mm (6’).

 

With this style it is certainly worth considering the following:

  1. making a feature of the roof by cladding it with slates or roof tiles and reclaimed clay tiles look particularly lovely.
  2. you may also consider cladding the walls with western red cedar shiplap (life untreated up to 60 years!) or even cedar shingles or shakes.

 

Both of these can be fitted at extra cost.

 

Specifications for garden offices, summer houses, home offices, garedn retreats

All our offices are manufactured in the UK from quality materials & components to ensure a long and trouble-free life.


Floors are manufactured of SIPs 125 mm thick with 100 mm solid foam insulation sandwiched between two sheets of 12 mm OSB3.  This panel is bolted to and supported by 100 x 150 mm tanalised wooden beams which give the structure incredible strength.


Walls are of SIPs (Structural Insulated Panels) 125 mm thick (approximately 5 inches thick).  The outside is lined with breather membrane and covered by painted or stained treated softwood shiplap mmounted on treated lath.  The overall wall thickness is therefore about 165 mm.


Doors  either glazed (double glazing) or unglazed, 44 mm thick with insurance rated locks.


Windows manufactured in the UK from FSC certified timbers.  Double glazed with 24 mm deep argon filled units with toughened super low ‘e’ glass which more than complies with Part L of the current Building Regulations.  Each window has an air vent.
Windows manufactured to comply with BS6375 Part 1, 2004 for air permeability, water tightness and wind resistance.  Manufactured to BS1186, Part 2, 1988 and BS EN 942.
Windows manufactured from kiln dried Scandinavian softwood, factory treated by double vacuum impregnation using a preservative that guards against fungal decay and rot.
Windows are guaranteed for 10 years against faulty workmanship and 30 years against attack by fungal decay and rot.


Roofing:  is of SIPs 150 mm thick (approximately 6 inches thick).  The roof is supported on a substantial glulam (glue-laminated wooden beam) the size of which has been calculated by a structural engineer to allow the roof to carry heavy roof tiles.


Electrics:  6 double sockets mounted in skirting board installed in skirting ducting, consumer unit mounted on wall. Electrical connection to house is via a caravan style connector to wall of office.  Cable can be connected to house mains for immediate use pending more permanent connection by registered electrician.


Finishes


Floor

Covered by a commercial carpet in choice of colours OR Kahrs real wood laminate (wood layer 3.6 mm thick).


Walls

Exterior painted or stained softwood shiplap,  treated for a 30 year life.   Your choice of painting or staining.


Interior finished with a choice of ply or wipe clean coated MDF.


Roof

Iinside finished as walls in ply or coated MDF, weather side covered by glass fibre reinforced asphalt tiles in a range of colours.
